Homes (Fitness for Human Habitation) Act 2018


This act (FAH18) came into force on the 20th March 2019 and relates to England only.

FAH18 amends section 8 to 10 of the Landlord & Tenant Act 1985 which required properties to be fit for human habitation but only if the rent was less than £82 in London and £50 elsewhere. The new act removes these financial thresholds and effectively means that in order to let a property it must be and remain fit for human habitation.
